An accurate Comparative Market Analysis (CMA) is essential to determine the true value of residential property. However, the only analysis that will ultimately matter is the appraisal that will be completed on your home.
Unfortunately, most Realtors have little to no idea how the appraiser will develop their "Opinion of Value" on your home. The end result is a CMA that may well be less than accurate, potentially creating serious issues for you; the seller.
Steve does know how to help with this as he holds a USPAP Certification; which is extremely rare among his colleagues.
USPAP (Uniform Standards of Professional Appraisal Practice) Certification is required for state licensed and certified appraisers involved in federally-related real estate transactions. USPAP is updated every two years so that appraisers have the information they need to deliver unbiased and thoughtful opinions of value.
